Mayfield SRF adopted by Manchester City Council

Manchester City Council’s Executive has formally adopted the Mayfield Strategic Regeneration Framework (SRF) into council planning policy. The document is now a material consideration for any future planning applications within the SRF boundary.

It has been produced by the Mayfield Partnership – a joint venture between LCR, Manchester City Council, Transport for Greater Manchester and regeneration specialist U+I.

The subject of extensive community consultation, the framework outlines the development principles which will be pursued to deliver the vision of creating ‘a world-class, transformational, distinctive and imaginative commercially-led neighbourhood, anchored by Mayfield Park, which will become a powerhouse of socio-economic productivity’.

The SRF identifies five new, distinctive neighbourhoods clustered around a major new public park for the city centre. The park, which will straddle the banks of the River Medlock and run for almost the entire length of the site, covers 6.5 acres in total when complete

It also details the retention of the main historic buildings on the site. These include: the Mayfield Station – including its platforms, the Mayfield Depot and the associated railway arches which form the Partnership’s boundary along Temperance Street.

James Heather, development director at U+I, said: “We are very pleased to have the SRF adopted as it sets out a clear strategy for the redevelopment of the area. With this policy in place, we are clear to bring forward detailed applications for the first phases of development.

It’s our intention that these first applications will materialise before the end of the year. During the community consultation events we told people that we’d deliver a significant element of park in phase one, whether that phase was commercial or residentially led. This remains our target as the park is integral to our scheme and a vital amenity for Manchester city centre.
