Thank you to everyone who came along to our consultation events across the city and gave us their thoughts on the proposed plans for Mayfield in person and online. Following detailed public consultation, the updated Mayfield SRF has been formally adopted by Manchester City Council. It is now the key document to be used when deciding on future planning applications which will be brought forward.
We were delighted with the response we received to the draft SRF plan when we took it out to consultation. It was heartening to hear people’s views delivered with such knowledge and passion.

The park and bio-diversity
Much of the focus was on the park and how it would be managed. Overwhelmingly people were in favour of establishing a park and wanted to understand what type of activities might take place there.
We’ll design the park to be welcoming to everybody whether that be to walk their dog, kick a ball around or to sit back and relax. We have in mind, well, a park just like the ones you know and love.
It will be actively managed in a non-intrusive way – there won’t be security guards on the gates but there’ll be people on hand to remove litter (tut tut) and to challenge any anti-social activity.
The park will be funded through the development and it is our intention to complete significant parts of the park within phase one of the development. Its ongoing management will also be paid for by the development, not through Council Tax.
The park will be an amazing focal point of the development and we intend to use the River Medlock running through it to create new wetland habitats.
We are very excited by the possibilities.
Many people asked about housing in terms of types and availability.
We have a long-held view that we want to see a mix of housing types within Mayfield and the SRF sets no limits on the diversity of the housing stock.
Naturally, all developments will need to be commercially viable but all initial scheme proposals will be developed line with the SRF and other relevant council policies.
We want to cluster housing around the Hoyle Street East and Hoyle Street West neighbourhoods which will help bring vibrancy throughout the site.
The ability to travel safely and efficiently throughout the development or on into other parts of the city, was a subject which came up regularly.
The links through to Ardwick are very important and the SRF includes provision for new pedestrian links across the Mancunian Way.
At the other end of the site, the SRF recognises the importance of the pedestrian links through to Piccadilly Station and London Road. More detail on both of these links will emerge in the coming years as we develop Mayfield. But our focus is to create an environment which promotes walking and cycling as the obvious choice for travel within the site and for shorter journeys beyond.
Within the site, there was great support for the proposal to pedestrianise part of Temperance Street and questions were raised about car parking provision.
The SRF allows for a multi-story car park and for parking associated with offices and residential developments.
There was universal support for the retention of both Mayfield Station and the Mayfield Depot with its railway arches.
For us, these are some of the things which make Mayfield such a magnificent and magical place and we are very much looking forward to bringing them back into regular use.
Design and building heights
There were a range of views on building heights and design but a common theme was that the buildings should be of high quality.
Within the SRF we show that by bookending the development site with tall buildings, we can maximise the development opportunity without impacting on the park or any of our neighbours.
We’ve specifically placed tall buildings at these locations to allow the daylight to penetrate the park without overshadowing any other residential buildings.
With agreement to build up to 40 or 50 storeys, these buildings will be among the most impressive in the city.
Many people raised questions relating to a whole range of aspects of sustainability. Whether that be through construction, reuse of material on site or energy efficiency, sustainability is right at the centre of people’s thinking.
Fortunately, we share this outlook. Along with the park and the habitat creation there, we are retaining vast buildings and bringing them back into use.
In some senses, we don’t even know yet what energy-saving technology will be around when we come to complete our final building on the site in 10 years’ time. But what we will do, is remain open to the latest ideas and incorporate them where possible.
